The Parkmore Hotel consists of 55 bedrooms, a large leisure club, incorporating swimming pool, gym, dance studio to name but a few facilities, as well as 3 function rooms holding up to 120 people. We were contacted by the main contractor All Saints Construction regarding the issues they were having with a large section of the Hotel struggling with hot water temperature and pressure at the outlets.

We carried out a full survey of the system and proposed they change the system from a tank fed system to a Boosted cold water Tank System and renewed all pipework in the loft area and plant room to cope with the demand.

Pipework was upgraded in size due to the existing being undersized. In the plant room we stripped out 2 x 1200L hot water buffer vessels and installed a new 300L buffer vessel as these were found to be massively oversized and also a huge legionella risk. The new system would connect back on to sections of the old system so this had to be taken in to consideration when designing the new system.

The works were carried out whilst the Hotel was running at full capacity with all our engineers being made aware that the services in the Hotel were not to be compromised. We liaised with the Hotel staff and main contractor every day to ensure the works were carried out without any disturbances.

Once all the pipework had been installed and tested a changeover from the old system to the new system had to be carried out, this was agreed to be through the night so to not disrupt the running of the Hotel.

When all works were complete and the new system was up and running we continued to monitor the performance to make sure desired temperatures throughout were achieved. Due to this being an old system that we also connected back on to we had to continue to monitor this also to make sure everything was ok.

O&M manuals were provided to the main contractor and the Hotel for future reference and updated drawings to show the exact route of pipework and location of all plant.
